Heritage Park Unveils First Tenants in Gilbert

Heritage Park Development Continues

Heritage Park, a new mixed-use destination taking shape in Downtown Gilbert’s Heritage District, has announced its first five tenants. The lineup includes Arizona’s first Popup Bagels, along with La La Land, Hudson House, Salt & Straw, and [solidcore]. Construction continues across the development, with the first businesses expected to open in the second quarter of 2027.

Food & Drinks

Popup Bagels will debut its first Arizona location in a 1,994-square-foot space. The concept started in Westport, Connecticut, before expanding into other markets. Known for its simple approach, Popup Bagels serves fresh bagels hot and whole from the oven. Customers can “grip, rip and dip” the bagels into a selection of spreads.

La La Land will open its first East Valley cafe in a 2,372-square-foot space. The concept serves coffee, matcha, pastries and other cafe favorites. The company also emphasizes kindness and community involvement. Its programs include paid internships that help young people transitioning out of foster care prepare for adulthood and the workforce.

Hudson House will occupy 7,882 square feet and become one of two planned Arizona locations. Vandelay Companies created the neighborhood restaurant with inspiration from New York’s West Village. The menu features East Coast oysters, fish tacos, chicken parmesan and its popular cheeseburger. The restaurant will also include a raw bar, a large wraparound bar and a martini program featuring its signature “World’s Coldest Martini.”

For dessert lovers, Portland, Oregon-based Salt & Straw will open a 1,215-square-foot ice cream shop, adding to its three existing locations in Metro Phoenix. Cousins Kim and Tyler Malek founded the company in 2011. Salt & Straw combines familiar flavors with creative selections and seasonal offerings. Its menu ranges from Sea Salt with Caramel Ribbons and Double Fold Vanilla to Strawberry Honey Balsamic with Black Pepper.

Active Lifestyle

National fitness brand [solidcore] will establish its first East Valley studio in a 2,483-square-foot space. The company specializes in high-intensity, low-impact strength training using custom reformers. Its 50-minute, full-body workouts use slow, controlled movements designed to build strength.

The first tenant lineup brings several new concepts to Gilbert and the East Valley. Creation COO Alex Bez said the strong interest from brands entering the market demonstrates Heritage Park’s ability to introduce sought-after businesses while complementing Downtown Gilbert’s existing restaurant and retail scene.

LGE Design Build leads construction onsite and buildings in the first phase are now fully enclosed. Crews will soon begin site paving and interior tenant improvements as the development moves closer to its planned 2027 openings.

Creation, a Phoenix-based real estate developer, is developing Heritage Park with Crescent Communities. The 10-acre project spans a full city block at Gilbert Road and Juniper Avenue. Its first phase will feature about 47,000 square feet of restaurant and retail space, more than 300 surface parking spaces and a public square with water features, landscaping, public art, and walking and biking paths.

Multifamily Units

The project will also include NOVEL Heritage Park, a 288-residence luxury multifamily community scheduled to open in spring 2027. Future phases call for a 125-room hotel, office space and additional parking. Together, the components will create a walkable destination that combines housing, dining, shopping, recreation and public gathering spaces in Downtown Gilbert.

Salad and Go filed for Chapter 11 bankruptcy protection Monday and announced it will permanently close all of its locations, serving its final meals Wednesday. The Gilbert-founded drive-thru restaurant chain submitted voluntary bankruptcy petitions in the U.S. Bankruptcy Court for the Southern District of Texas in Houston.

The company said declining consumer demand, rapid expansion challenges, and rising operating costs made its business unsustainable.
